New Ontario Rent Increase Rules for 2027: What Every Tenant Should Know

Ontario’s 2027 rent increase guideline is 1.9% for most rent-controlled homes. Learn about rent limits, notice requirements, exemptions and tenant rights.

Ontario’s rent increase guideline for 2027 is 1.9% for most rent-controlled homes. Here’s what tenants need to know about rent increase limits, notice periods, exemptions and their rights.

How Much Can Your Rent Increase?

For eligible rent-controlled units, a 1.9% increase would mean:

Current Monthly Rent Increase New Monthly Rent $1,400 $26.60 $1,426.60 $2,000 $38.00 $2,038.00 $2,500 $47.50 $2,547.50

These examples assume the landlord applies the full guideline increase and all legal requirements are met.

3 Important Rent Increase Rules

1. Landlords must give proper notice

Landlords generally must provide at least 90 days’ written notice, and at least 12 months must have passed since the tenancy began or the last rent increase.

2. Some newer rental units are exempt

Most residential units first occupied for residential purposes after November 15, 2018, are exempt from Ontario’s annual rent increase guideline. Other legal requirements may still apply.

3. Above-guideline increases require approval

A landlord may apply to the Landlord and Tenant Board (LTB) for an above-guideline increase in certain circumstances. Such an increase is not automatic.

What Should Tenants Do If a Rent Increase Seems Incorrect?

Review the written notice, check whether your unit is covered by rent control, and confirm that the required notice period has been followed. If you believe the increase is unlawful, contact the Landlord and Tenant Board or a local community legal clinic for guidance. Time limits may apply to challenging an increase.

Know Your Rights as an Ontario Tenant

Understanding Ontario’s rent increase rules can help you plan your housing budget and identify increases that may not follow the law. Before accepting a rent increase, confirm that the guideline, notice period and other applicable requirements have been met.
